Greetings from Nicaragua

With change comes opportunity

The new administration continues to reach out to all sides of the political equation.   And, so far, this balancing act seems to be working.  Over the course of the last two weeks numerous countries both within Latin America and outside (including the US and Venezuela) have pledged economic support to Nicaragua.

The past two weeks have also seen key officials underline once again the Government's support for foreign investment, tourism, private property rights and CAFTA-DR - as a means to reduce poverty in the country.  On the subject of CAFTA, recent figures from Calvet & Associates indicate that exports have increased by 35% in the past two years, largely as a result of this treaty.  If ratified by the National Assembly, Nicaragua will also join the ALBA trade organization (or Bolivarian Alternative for the Americas) as Ortega continues to play both sides of the political spectrum.

Ambitious plans to improve Pensioners Law

The newly appointed executive president of Nicaragua's Tourism Institute is Mario Salinas.  As Head of Grupo Sooner, a major real estate development company in the process of launching a condominium project in San Juan del Sur to complement a large portfolio of projects in Managua, he understands first hand the link between tourism and real estate.

Salinas recently announced plans to improve the Pensioners Law in order to attract more full time foreign residents to Nicaragua.   According to Terencio Garcia of Garcia and Bodan, the country's premier Law firm; "Nicaragua already has the best retirement incentives in Central America even easier to qualify for than Panama's;"  so we await to see what these improvements will be.

Real estate optimism

Along with other commentators on the real estate market here in Nicaragua we were quoted in a recent article issued by the Latin Business Chronicle. To read the article, Real Estate Optimism: Despite Ortega please follow the link.

We're excited, with change always comes opportunity and we invite you to visit the new Nicaragua and re-discover it for yourself.  We would be delighted to show you around this beautiful country.

Yours sincerely

Sara and Claudia

You'll revel in comfort and convenience in this natural sanctuary where the sparkling Pacific ocean meets the tropical forest only five minutes from the amenities of San Juan del Sur.

Granada lakeside real estateA unique lakeside property in Granada

Granada's prime lakefront real estate lies between the town's two main streets that lead to the lake: Calle Calzada and Calle Caimito.

The lakefront area is attracting investor interest given its location only moments from the town's historic colonial district.  This L shaped 38,000 sq ft corner property has frontage on the lakefront road and onto Calle Caimito. At $10.5 per sq/ft, this property compares well against market benchmarks for properties with high commercial value.  Click here for addtional photos of this property.

White sand on Guacalito beachThere is a perfect Pacific
coast way of life...

...and a property here is as close to this as you can get. The sand is a brilliant white on the gently curving Guacalito beach...the sea a sparkling blue... and the view perfectly framed by dramatic outcrops and island vistas.

Watch the birds wheeling over Guacalito island as you decide whether to walk across the perfect sweep of white sand and plunge into the cool blue waters or pick up a barrelling left break off the point at neighboring Manzanillo beach - also part of the 3 km of oceanfront that make up the Guacalito development.  On offer are a small selection of lots - including one right on the beach - showcasing perhaps the best views of Guacalito beach and bay that you can find.  WIth lots starting at $190,000, click here for more information.

Laguna de ApoyoLaguna de Apoyo has to be seen to be believed

Located on the 'private' side of Laguna de Apoyo this waterfront lot has 60m of waterfront, 57m of depth and boasts a private sandy bay and headland area. With beautiful geography and mature trees this lot offers a number of building sites.  It would be suitable for a expansive private residence or a spa/retreat centre taking advantage of the crystal clear waters.

Laguna de Apoyo is a remarkeable pristine crater lake close to the town of Granada and rapidly emerging as an inportant tourism destination in Nicaragua in its own right.  Laguna de Apoyo has to be seen to be believed - we invite you to come to Nicaragua and experience it for yourself.  This 3,400 sq/m waterfront lot has an asking price of US$99,000, click here for further information.
