How do I go about choosing an attorney?
If you have decided to take out title insurance you will need to choose an attorney from a pre-approved list prepared by the title insurance company you have selected. You are of course free to choose an attorney from the pre-approved list even if you decide not to take out title insurance. We are happy to supply you with a list of attorneys prepared by First American Title Insurance company if needed.
In several of the planned developments, the attorney for closing is already selected by the developer and associated fees have already been negotiated. As a policy Coldwell Banker Nicaragua advises developers that we respect our clients right to choose an independent attorney. Some developers can be resistant to this and strongly require buyers to use their lawyer. In this situation, you may choose to have an independent attorney shadow the process on your behalf.
The most convenient places for your attorney to be based are Granada, San Juan del Sur, Rivas or Managua. It is much easier, and advisable, to choose a bilingual attorney if Spanish is not your first language. This also means that you will not incur translation fees. An attorney who can communicate with you by email is also an advantage.
